There are important security benefits to having items such as door locks, frames, window locks, basement entries and garage doors checked on a yearly basis.
Some of the common problems that occur over time are loosening of knob hardware. This leads to improper locking and makes your house much less secure.
Improperly aligned window locks is another common problem. This can lead to problems such as drafts and windoes that can be easily picked opened.
All frames should be inspected yearly to check for rot, splits, proper shimming and other problems that can lead to an easily broken frame.
Basement entries and garage doors are sometimes the most commonly used and forgotten doors because their location makes them a high security risk.
ENERGY
Energy conservation is a very important issue with homeowners and government alike.
Most problems that impact energy efficiency are caused by drafts from old single paned windows or faulty weather-stripping on windows and doors. Voids in foundation walls, caused by settling, can also let drafts and moisture in.
Faulty dampers on such items such as bathroom vents, roofs vents, and dryer vents can let winds blow right back into these areas.
Another area of major heat loss is a fireplace damper. We inspect for dampers that are old, worn out, or faulty.
SAFETY
Safety issues are a major factor to homeowners and families everywhere. The safety of your family is, of course, top priority. But all responsible homeowners must also be concerned for their liability toward others on their property.
Our inspection evaluates gutter installation and pitch. Proper flashings can help eliminate dangerous situations such as falling icicles, ice dams and slippery areas such as walk ways and entrances.
Tub and shower areas are another hazard area. Improper tile installation, loose soap dishes and towel bars, faulty shower doors, all combined with soap and water make the bathroom a very dangerous area.
Fire escapes should be properly maintained yearly for correct operation. In case of emergency at least there wouldn't be the questions - "will it work?", "is it safe?"
Other potential hazard areas such as porches and decks, footings, handrails, stairs, and stair parts are carefully inspected for structural integrity.
